Cracked, heaved, spalling, or sinking concrete? We repair what can be saved and replace what cannot — and tell you honestly which is which.
Colorado Springs is hard on concrete. Between expansive clay soil that lifts and drops slabs, more than 200 freeze-thaw cycles a year, and deicing salt that eats at the surface, even well-built concrete eventually shows its age. The good news is that not every damaged slab needs to be torn out. We look at what is actually going on — surface wear versus structural failure — and recommend the option that gives you the best value.
Minor cracks, surface spalling, and small trip hazards can often be repaired, resurfaced, or ground down for a fraction of replacement cost. But when a slab is deeply cracked, badly heaved, or crumbling from the base up, patching it is throwing money at a problem that will return. In those cases replacement — done with proper base prep this time — is the smarter long-term spend. We give you an honest read, even when it points to the smaller job.
Repairs vary widely because a small crack fill is a very different job than tearing out and re-pouring a driveway. Simple repairs may run a few hundred dollars, while full replacement is priced like new flatwork, around $8–$16 per square foot. We will diagnose the real problem and quote it in writing at no charge.
Usually it traces back to the soil and base beneath it, plus freeze-thaw. If the original slab was poured thin or over loose fill, cracks will keep coming. That is why we address the base, not just the surface.
In some cases settled concrete can be raised rather than replaced. We will look at the cause — soil, drainage, or a failed base — and recommend the most durable fix for your situation.
Tight hairline cracks are mostly cosmetic. Wide, lifting, or spreading cracks let water in, which freezes and makes the damage worse each winter, so those are worth addressing before they grow.
